A Wyoming Grant Deed is supposed to be used to shift ownership of real property in this state from a grantor to a grantee. Every real estate transfer in Wyoming implies that the grantor is transferring all the estate unless otherwise is clearly expressed in the grant deed (34-2-101). In accordance with the Wyoming Statutes, execution of this type of deed shall be acknowledged before any notarial officer who complies with the requirements listed in section 34-26-107 (34-1-113). A certificate of acknowledgment of a grant deed shall entitle it to be recorded in the office of the county clerk in the county where the real property is located (34-1-118).
