A Wisconsin Grant Deed transfers property from one person or entity to another. The Wisconsin Statutes provide residents with a list of definitions that are used in the chapter dedicated to conveyances of real property (chapter 706). As stated by the statutes, an individual from whom an interest in lands passes by conveyance is called "a grantor," while an individual to whom the interest in land passes is called "a grantee." In Wisconsin, every conveyance of land shall pass all the estate (or interest) of the grantor, unless otherwise expressed clearly in the grant deed (706.10 (3)). This type of deed must be done in writing and identify all of the involved parties, real property that is being transferred, contain a signature of the grantor, and other details, stated in section 706.02.
