A Tennessee Grant Deed is a legal document that can be used to convey real property from one person or entity to another. Every Tennessee Grant Deed passes all the estate (or interest) to the grantee unless the deed states that the grantor passes a lesser estate (66-5-101). The Tennessee Code does not contain a grant deed in section 66-5-103 dedicated to the forms of conveyances, nevertheless, it does not preclude individuals from using it. When the grantor uses this type of deed to convey land, it should be registered in the county where the land is located. If the land is located in several counties, the deed may be registered in either of them and when the grant deed is used to convey several parcels of land which are located in different counties, it should be registered in each of the counties (66-24-103).
