A North Carolina Grant Deed is used to convey real property between individuals or entities and is supposed to be signed by the grantor. A grant deed is used to transfer a title of ownership in fee simple unless the grantor clearly expressed that they transfer a lesser estate (39-1). This type of deed shall be acknowledged before any one of the officials of the state listed in section 47-1 of the North Carolina General Statutes. In North Carolina, grant deeds are supposed to be registered by a register of deeds in the county where the real property is located (47-16.4; 47-18; 47-20.1).
