A Maryland Grant Deed is supposed to be used to shift ownership of real property in Maryland from a grantor to a grantee. Within the deed are covenants, or guarantees, that the grantor has not previously sold the real property which is now being conveyed to the grantee, and that the property is being conveyed to the grantee without any liens or encumbrances, except for those specifically disclosed in the deed. Grant deeds are described in the Maryland Code, under section 4-202 Grants. If the grantor transfers ownership of land or personal property to two (or more) grantees who are not married, it creates a tenancy in common unless otherwise stated in the grant deed (2-117). If the grantor shifts property to two grantees who are married, then it creates a tenancy by the entirety (4-108).
