A Colorado Grant Deed is a document that can be used to shift property from the grantor to the grantee. According to Colorado Revised Statutes, an authorized officer must personally know that the grantor is the person identified in the grant deed to acknowledge the document, or it can be proven by at least one credible person known to the officer (38-35-101). The grant deed in Colorado provides the grantee with a right to own the received real estate in fee simple (38-30-113).
