What Is a Non-Renewal of Lease Letter?
A Non-Renewal of Lease Letter is a document that must be completed by a landlord to inform their current lessee of their decision not to renew their lease. A landlord may decide not to renew the rental agreement if the lessee violates the rent rules, delays the rental payment, if the premises are no longer available for rent, or the landlord has found another lessee. It is recommended to submit this letter to a lessee 60 days before the lease expiration date to allow that person to prepare for the move and find a new place to stay.

How to Write a Non-Renewal of Lease Letter?
A Non-Renewal of Lease Letter to lessee must be filled in by a landlord as follows:
- Enter the current date, your name, and your mailing address. Provide the name of your lessee.
- Indicate that the lessee's current lease for the property will not be renewed. Enter the rental unit location and the lease termination date.
- Specify that the lessee should vacate the apartment no later than the last day of the tenancy. Indicate that the property must be in the same condition as it was when the lessee moved into it. Specify that you have a right to implement a move-out inspection of the apartment and indicate its date. Your Letter of Non-Renewal of Lease may include a list of furniture and appliances that were provided at the move-in and use it during the inspection.
- Ask the lessee to provide their address (for notices) and their card or bank account details (for the security deposit). If you're not satisfied with the rental unit condition, you should indicate this in your letter. Provide information about all unsatisfactory conditions found. Compile a list of deductions and the total amount that will be deducted from the security deposit.
- Tell the lessee that they should contact you if they have any questions regarding the contents of your letter. Specify if the lessee has a right to dispute the termination of the Lease Agreement.
