A Michigan Rental Application is an official document that needs to be filled in by a prospective tenant in order to provide a future landlord with personal and family information, rental history, and financial facts to help a landlord in making a decision on filling the available vacancy. It generally contains information on the unit, renter's personal information, and signed consent for a background screening. The screening process may contain a credit and background check, and eviction and rental history if needed. A background screening can only be performed if written permission (consent) from the applicant is provided at the time of signing the Michigan Rental Application.
It is against the law for a landlord in Michigan to ask for an applicant's immigration or citizenship status, as well as ask about their arrest status (asking such questions is considered discrimination due to a criminal conviction). There can not be any discrimination because on race, nationality, disability, color, family status, age or medical condition, and source of income. Pregnant women, families with children, and people on public assistance also have the same rights as anyone else and can not be discriminated against.

In Michigan, landlords have the right to charge a rental application fee and each landlord can make their own decision on the application fee amount. Normally the application fee contains the cost of a background screening and has to be made by a check or money order separate from the security deposit. The maximum-security deposit a landlord has a right to charge is one and a half times the monthly rent payment amount . There also might be a care and cleaning fee added to the deposit.
The number of screenings to be performed and the cost of services directly affects the cost of the application fees, which are non-refundable. There's no set limit on what a landlord can charge for it in the state of Michigan, but a sensible landlord will keep the cost of the application fee close to what has to be paid for tenant screening.
