What Is an Illinois Rental Application?

An Illinois Rental Application Form is used to gather information from prospective tenants who are interested in applying for a property rental. The completed form must be provided to a landlord, a rental property owner, or their agent/representative. Information contained in the form allows a landlord to identify the most suitable tenant.

A Rental Application Form from Illinois should contain the following sections:

  • Information about the applicant: their full name, social security and driver's license number, email, and phone number;
  • Current and previous address of the filer, the monthly amount of rent and reasons for leaving;
  • Names and birthdates of any other occupants;
  • Pets belonging to the candidate;
  • Employment and income information of the applicant;
  • Personal references;
  • Questions regarding the applicant's background.

A rental property owner has to get a signed consent form from their prospective tenant. The signatory has to allow the release of information from their previous landlord(s), bank representatives, criminal record search, and their credit history. Signing this form gives a prospective landlord the legal right to perform a background check on the applicant. A signed consent form may be an attachment to a rental application form.

Illinois Rental Application Fee

Illinois law does not restrict the application fee amount that rental property owners can charge from their applicants. The application fee covers the processing costs associated with screening tenants and this service usually includes a credit history check of the applicant, their rental background, financial history, eviction records, and employment verification. Tenant screening services in the State of Illinois cost between $30-40 on average so a landlord should collect an application fee not higher than this amount.

The amount of the application fee has to be indicated in the rental application form and the applicant completing the form has to confirm their consent to pay it. The landlord has to notify the applicant in writing that the application fee is non-refundable but it should be indicated on the form as well. All applicants 18 years or older should fill in a separate rental application form and each one has to pay an application fee.
