VA Counseling Checklist Instructions

The military homebuyer must read the VA Counseling Checklist and agree with the following statements:

1. There is no guarantee the value of the real property you are going to purchase will rise in the future and you may not make any profit when selling the real estate later.
2. If you change your duty station or receive the discharge papers, you are still supposed to pay your mortgage.
3. You are obligated to disclose the upcoming transfer or completion of the enlistment period when negotiating the terms of the loan with the lender.
4. While the VA helps the buyer to purchase the real estate, they are not responsible for the condition of the property in question. It is highly recommended to contact a home inspection service to make sure you are satisfied with the real estate.
5. Consider looking into energy-efficient improvements to the house if it had an owner before you.

Once the checklist is examined, the borrower and the lender must sign and date the document - this way, they acknowledge they have discussed all the statements in the form.
